Thank you for your continued interest and engagement with the HOA. We would like to update you on key topics discussed at the last Board meeting and address some concerns raised regarding late payment notices.

Late Payment Notices and Record Discrepancies

The current Board is primarily made up of new members who joined this year to help with records management and financial oversight. As part of this process, we have been reviewing records left by the former Treasurer. Some residents received late payment notices due to discrepancies in those records.

We are working closely with a professional advisor to address these issues and determine the best course of action for residents who may not have been aware of missed payments. Over the next 30-60 days, each affected resident will receive a letter explaining how we plan to resolve their specific situation. If you have concerns or documentation to share, please contact the Board directly via email.

While we apologize for any distress these notices may have caused, we want to assure you that we are committed to resolving each individual case in a fair and reasonable manner.

New Platform for Improved Communication & Financial Management

In our effort to improve financial management and transparency, the Board has approved the adoption of the Buildium platform, which will replace Victory Management. This new platform will reduce bookkeeping costs and provide easier access to community documents, financial reports, meeting minutes, and other requests (e.g., trees, violations, architectural concerns).

2025 Assessment & Budget Update

The Board also discussed the 2025 budget during the last meeting. Due to the community’s delayed maintenance needs, a 5% increase in assessments has been approved.

Upcoming Reserve Study

Additionally, new state laws require all homeowner associations to complete a reserve study and align funding with its recommendations. We are in the process of completing this study, and based on its findings, we may be legally required to increase assessments further. Although the exact amount is unknown at this time, we anticipate the increase may be significant.
